The unique quarter ownership concept has made vacation home ownership a real estate phenomenon at some of the best-known resorts in the country.  Quarter ownership is a logical choice for many families mindful of affordability, convenience and amenities.  The following is information about the benefits of quartershare ownership at The Hope Lake Lodge.

What is Hope Lake Lodge?
Hope Lake Lodge is a truly unique first-class luxury family resort featuring a four star hotel, Central New York’s first Indoor Waterpark, a state-of-the-art Fitness & Training Center, and The Cascades Health Spa. The hotel itself is a Condominium/Hotel that operates as a four star hotel with rooms available for purchase as full ownership condominiums or as unique quarter ownership. When units are not being occupied by the owners, they can be rented to the public.

What is quarter-ownership?
When you purchase at The Hope Lake Lodge, you own a fee simple deeded condominium with usage of every fourth week, forever, for 13 weeks each year.

Will I receive the same 13 weeks each year?
Weeks are on a pre-determined schedule on a rotating basis.  For example, the first year you may have the first week of each month, the second year, the second week, etc.  Every owner will have the most sought-after times, such as Christmas, New Year's, President's week, Fourth of July, Memorial & Labor Day weekend once every four years, so that no single interval quarter would have an advantage over the others.

Is this a timeshare?
The concept of quarter ownership uses the best aspects of timeshare vacation exchange, ease of ownership and flexibility, and combines them with the best aspects of typical second home ownership such as tax benefits, legally deeded property and the certainty of how you will spend vacation time for the coming years.

Why do I need 13 weeks when I only vacation 2 weeks a year?
Although most people do not have 13 weeks of vacation time each year, there are several ways owners can benefit from each week:
• Use your Hope Lake Lodge unit for any or all of your ownership weeks
• Participate in the optional rental program and receive income generated during your ownership period
• Participate in the optional Space Available Program and stay at the resort even when it is not your time
• Exchange your week into the optional Resort Condominiums International (RCI) program and vacation around the world

What is the optional rental management program?
Whenever you’re not using one of your thirteen weeks, you can make your unit available to our optional rental management program.  Whether you choose to rent your whole week or just a portion of your week, the owner receives 60% of the rental income. This option can help defray some of the carrying costs associated with ownership.

What is RCI?
Resort Condominiums International (RCI) is the world's largest vacation time exchange company.  With more than three million families banking time at over 4,000 resorts worldwide, you can use your week at Hope Lake Lodge to acquire lodging around the world at a fraction of the cost of a week's stay in a fully-furnished condominium. And because The Hope Lake Lodge is an RCI Gold Crown property, you can exchange your time for the best properties that RCI has to offer.  For more information about RCI, click here to visit their website.

What if I want to stay at Hope Lake Lodge, but it's not my ownership week?
Space Available is one of the best aspects of the quartershare ownership program.   Space “A” allows you to stay in a comparable unit when the hotel is projected to be less than 90 percent occupied for a nominal housekeeping fee.  This is in addition to the 13 weeks that you already own! 

Is there a homeowner's association?
Yes. The Hope Lake Lodge Owners’ Association will be governed by a volunteer Board of Directors who are owners as well; they uphold the Association's By-Laws, provide rules & regulations, administer the budget and hold the annual and budget meetings. Your monthly dues are allocated toward utilities, cable TV, trash removal, landscaping, staff, and capital improvements administered by the Owner's Association. 

Do you offer full ownership at The Hope Lake Lodge?
Yes, all units are available for full ownership. Simply purchase all of the four quartershares available for any of the units.

Can I sell my quartershare unit?
Your quartershare unit is a deeded property and sells exactly like any other real estate. Per the Hope Lake Lodge offering memorandum, these units can be sold by any licensed real estate agent. We can assist you with our own team of licensed real estate agents and brokers.

What do homeowners pay when they stay?
Homeowners pay only a housekeeping fee when they stay at Hope Lake Lodge. This includes linen and turn-down service.

Are pets allowed at Hope Lake Lodge?
With the exception of service animals, no pets are allowed at Hope Lake Lodge.

Where is smoking allowed within the Hope Lake Lodge property?
Smoking is allowed only in designated areas outdoors and not within the Lodge, Waterpark or condominium units at any time.
